East Texas Vacation

With the world today moving at such a fast pace sometimes it is nice to step back in time and relax in an atmosphere of the way things were. An East Texas vacation may be just what you need. Many enjoy The Magical Season of Christmas but no one enjoys Christmas more than kids. It might be the prospect of some well deserved time off from school, the allure of the lights and decorations, the beauty of the snow that often accompanies the holiday season or just the anticipation of Santa and his sleigh filled with toys that is so exciting for children. For this reason many adults truly enjoy shopping for kids.



While Christmas shopping for kids is a great deal of fun there are a couple of factors to consider. A few of the specific concerns include selecting age appropriate toys, selecting toys which are not too noisy or too big for the child’s living situation, selecting toys the child does not already have, selecting gifts which the parents consider to be acceptable and finally selecting toys the child will enjoy. This can make Christmas shopping for kids a little more difficult but does not make the shopping any less fun.



Selecting age appropriate toys is very important for a couple of reasons. First, because toys which are designed for older children might be dangerous for younger kids. For example, toys which are designed for children over the age of three may contain small pieces which pose a choking hazard for young ones. Children under the age of three still often put toys and other objects in their mouths so they must receive toys which contain only pieces large enough to not be swalload.



Furthermore, toys which are designed for older kids or even younger children, may not be as much fun for the child as they would be for those of the appropriate age. If the child is too young for the toy, they may get easily frustrated because they can't use the toy appropriately. Same thing for a child who is too old for a particular toy may become bored with the toy quite fast.



When shopping for Christmas gifts for a child, it is also important to consider the child’s parents and the living situation. This includes the size of the living area and the proximity to neighbors. Specifically toys which are particularly noisy may not be appropriate for a child who lives in an apartment building with other apartment units nearby.



Also, large toys such as a trampoline may not be appropriate for a child who does not have a yard large enough to accommodate such a gift. Similarly large indoor items such as a foosball or air hockey table would not be appropriate for a child who does not have a dedicated toy room to accommodate such large items. As a general rule it is best to stick with small items which do not make a great deal of noise. Parents will appreciate.



It is also important to consider the personal beliefs of the parents when shopping for Christmas gifts for their children. Specifically you should not purchase an item for a child if you know their parents are ethically opposed to such items. Guns and violent video games are a couple of obvious example of Christmas gifts which may offend the parents.



There are many parents who do not allow their children to play with these types of toys because they believe they promote violence. If you are not sure about the feelings of the parents, it is best to consult them or not to select these items.



Consulting the parents beforehand can be helpful for a many other reasons. First the parents can give some insight into the child’s hobbies and interests which may make selecting a gift a lot easier. They may even suggest a specific item from the child’s Christmas list, ensuring you are giving the child something he really wants.



Consulting the parents can also prevent you from giving the child a gift he already has. Try calling the parents before you make a purchase to suggest a particular item. They can let you know if they think the child will enjoy the item or if the child already has the item.

Bass fishing in tournaments doesn't seem like a sport in which "proper etiquette" really means much. I've fished many bass tournaments in Florida and found out through experience that it is very important.



Let's look at this bass tournament scenario. You get up early in the morning preparing for your fishing trip. You then drink a couple cups of coffee, light up a cigarette and take care the 3 s's before you hitch up your boat. Once on the road you have a nice conversation with your "draw" partner on where you're going to start and what you're gonna throw so you guys can catch loads of fish in your favorite honey hole.



By the end of the tournament, you weigh in your fish and manage to get 5th place! Lucky for you, the tournament had enough entries to pay all the way to 7th place. You are real happy until a few of the guys give you the "bird" and say some unpleasant things to you. Then you think, "What's their problem?"



It isn't until you partner says he's getting a ride home with someone else and starts taking his tackle out of your boat that you start thinking it maybe something you did.



Let's replay the tournament day.



Early that morning you get up a little late 'cause you forgot to set your alarm clock. Once on the road, you swing by to pick up your partner. He asks why you didn't call him telling him you would be a little late and you respond: "I didn't have time!" You also tell him that your swinging by the gas station and he needs to fill up the boat and truck since you make the boat and insurance payments. You emphasis that it's normal for the "draw" partner to do this.



You finally get to the boat launch area and wait patiently in the line of trucks to launch your boat. You leave your lights on so anyone coming behind you will see you. When you get to the front of the line you and your partner exit the truck, and start boat launch preparation. You put in the drain plug, take off your transom saver, pull of your safety straps, put in your boat lights, etc, etc. About 10 minutes later, your partner finally start backing you and the boat down the ramp. The sky is starting to light up from the early morning sun. The two trucks behind you start to honk their horns! You shout back, "You shoulda got here earlier!"



The boat is finally launched, you beach the boat and pick up your partner. The tournament director had already started to call the boats numbers out as many of them were already going down the lake. Your boat number had already been called, and there were about 20 other boats still waiting, so you quickly take off leaving a huge wake right in the middle of the waiting boats.



As you approach your fishing hole, you see another boat sitting right on your spot! The spot is a bulrush line which is loaded with bedding fish, but it's only about 30 yards long. You are real anxious so you don't get off plane until your right on the weedline. You quickly lower your trolling motor, pick up your bedding fish rig and start pitching the pockets and points along the bulrush patch. Your partner is doing the same thing, in fact he get's the 1st fish around 2 pounds and you tell him to swing it in like a "real" man.



The other boat doesn't have an anchor down nor has his trolling motor up so you edge to within 20 feet of his boat and as you do you get your 1st fish on. You yell at your partner to get the net and he quickly scoops up your nice 2 pound fish. You give him a high five for a nice netjob!



On the 1st pass, you noticed that the fish were getting spooked from their beds as you approached, so you decide to try to keep the boat outside of the weedline, with the nose of the boat pointing towards the weeds, and the back of the boat out in the main lake. You figure this tactic will keep 'em from spooking.



By about 10 AM, you have your limit and the tactic of keeping the back of the boat out of the weeds paid off. Your partner still only has one fish, but you think that he just doesn't know how to fish. He then asks you if he can share the front deck of the boat with you and you tell him no, there's no room and he'll mess up your hookset.



About noon, you've culled a few fish but can't seem to get a nice kicker fish. You see the other boat land a nice one, so you put your trolling motor on high and take the inside track in the bulrush patch right in front of the other boat. Your about 30 feet from the other boat, but buried up in the bulrush patch, scouting for bigger fish. You see a nice one about 4 pounds on a bed. The fish doen't seem to want anything as you toss just about everything in your tacklebox at it. Finally, you tie on a tube bait and "Wam" the 4 pounder hits, your partner quickly nets it and into the live well it goes.



You only have 30 minutes to go and to play it safe you decide to go. You fire up the big motor right in the middle of the weeds and take off, sending a nice wake into the other boat.



You get to the weighin with about 25 minutes left and beach it. You kick back waiting for the director while your partner takes off for the nearest restroom.





OK, so my story is a little extreme but lets look at the missing etiquette:



1- Always leave on time. Your partner won't worry and you'll get to the ramp and not hold up anyone.



2- Turn off your headlights while waiting in the launch line. Keep your parking lights on. This will prevent you from blinding the person that is backing the boat down the ramp!



3- Prepare for boat lauch long before you get to the front of the line. This will speed up the entire launch process for everyone.



4- Never plane right in the middle of a bunch of boats. You need to get beyond the last standing boat before you take off on plane.



5- Always give some room to another boat even if they don't have their trolling motor up/anchor down especially if they are there 1st. In the scenario above, you should only respectfully fish the furthest bulrush from the boat that is there or maybe not even fish there at all until he leaves. At least ask if he minds if you do decide to share the spot with him. If he says yes, you are way better off in the long run to leave. Your day will come!



6- Always net fish (if allowed by the tournament) and don't wait for the partner to ask you to get the net. If your partner prefers you not to net the fish, he'll tell you.



7- Always be considerate of your partners fishing position. In this scenarion, he didn't stand a chance because he was too far away to site fish! Offer him a chance at the front of the boat. In fact most tournaments (not the proams) state they have 50% share in running the trolling motor. At least ask, and if he refuses because he's not comfortable running it then fine.



8- Fish until the last possible minute with a slight safety factor unless you have a large limit of fish , especially if your draw partner isn't doing well. In this scenario, give you partner the full front of the boat and let him choose his spots.



9- Draw partners should only pay 50% of the fuel bill for both the tow vehicle and boat. If they drove to the ramp themselves, then they need only pay 50% of the boat fuel.

From the standpoint of a consumer I have always wondered where I could get my hands on all of the cool toys and gadgets that businesses have access to. My shop, which is actually quite large, is ill equipped simply because I don't have a car lift. One great thing about the internet is that you are able to find stores all across the country that would be more than happy to take your money, and in exchange ship you a car lift. Of course, due diligence is required when ordering online- when we're talking about $1,500+ pieces of automotive equipment it's pretty important to make sure that the website that you're buying from is reputable and reliable.



• Auctions – A surprisingly large number of businesses go under, and auctions are a great place to find a variety of pieces of equipment for sale at slashed prices. Many auction houses post schedules weeks in advance of the actual auction, so keep your eyes peeled for anything automotive related.



It's almost a guarantee that a speed shop or mechanics shop will have multiple car lifts for sale, so snatch them up!



• Private sellers – Check the local classifieds for private sellers. A car lift will be a rare offering, but every now and again they do appear. As well, make use of the "want to buy" section, as you never know who'll be reading it.



You can also approach mechanics or automotive businesses and see if you can obtain one through them. Even if you have to go used, having a car lift is better than not having a car lift.

“Willkommen zum WURSTFEST! Prosit, und hab' Spasz!” is the slogan for this really appealing annual event. It means “Welcome. Cheers! To your health, and have fun!”



Combining a unique German community in South Texas, great food, fabulous bands imported from Germany for the occasion, amusement rides, affordable entry, a well-run event and often beautiful weather, the New Braunfels, Texas, “Wurstfest” has all the ingredients of a great family outing. (Plenty of local accommodations available, as this is an area where “gemütlichkeit” is plentiful and tourists are welcome.)



New Braunfels is located just a few miles north of San Antonio, Tx., which offers a full array of activities to include in your schedule – Fiesta Texas, Sea World, the Alamo, the RiverWalk, and wonderful Mexican food and markets, should you wish to make this a multicultural adventure.



Having just returned from a lovely evening at Wurstfest, I’m compelled to tell you how much fun it is. We began on a perfect fall evening unable to resist the smell of the sizzling pork chops and huge German sausages served on a stick, complimented by a great selection of beers, potato soup, German dinners, Reuben sandwiches, corn on the cob – and more -- and ended our evening with pfankuchen, funnel cake and coffee.



We rode the beautiful Ferris wheel and then settled under Das Grosse Zelt, the big tent, at the end of the Marktplatz to be charmed by the 10-piece brass band from Germany whose rousing tunes got everyone up and dancing – just as many kids as adults, and partners not at all required. They were only topped by the band that followed.



This Wurstfest, the celebration of German sausage, began in New Braunfels in 1961, just a one-day affair which nonetheless drew a crowd of 2,000 due to press coverage throughout the nation and in Germany. Since then, it has grown to a ten-day affair with well-maintained permanent facilities drawing over 100,000 and raising many dollars for local charities. Your good time will also be a good deed!

ADD ANHALT



If Wurstfest dates should ever coincide with the 3rd Sunday in October (and even if they don’t), make it a homerun by including public dancing at Anhalt Hall, just down the road apiece, about 28 miles west of New Braunfels.



Anhalt was settled by German pioneers around 1857 and this may be the oldest dance hall in Texas, with a newly renovated 6000 square foot hardwood dance floor usually featuring a German band (you MUST do the German Grand March) and then a C&W band (local talent).



It’s open air and you can sit in the grandstands and watch or pay to get on the dance floor. Kids welcome and great food and beer. It is run by the Germania Farmers Verein, originally established to protect the settlers and their livestock from Indians. It’s out in the country and an experience you don’t want to miss.



How far out in the country? Well, according to the website, in the 1970s “the population along Anhalt Road between Farm Road 475 and the hall was estimated at ten.” Population figures for 2000 were not available.



Admission and ample parking are free; there’s a minimal charge ($7?) if you want to get on the dance floor (which you will)!

Texas was one of the last states to allow homeowners to take out home equity loans. Laws going back to the nineteenth century strictly prohibited home equity lending, as legislators feared that unscrupulous lenders would take advantage of homeowners for the purpose of seizing their homes through foreclosure. This made it impossible for citizens of the Lone Star State to use their equity for home improvements, debt consolidation or paying medical bills, as homeowners in other states may do.



In 1997, the Texas constitution was amended to allow homeowners to borrow against their home equity. The amendment allowed for traditional term loans, lines of credit, and reverse mortgages, but did not allow a line of credit on a reverse mortgage.



In a reverse mortgage, owners of homes who are at least 62 years of age may borrow against the equity in their home. They need not pay the money back until they die, move or sell the home. Reverse mortgages have become quite popular in the last few years, especially in areas like California, where homeowners may be cash poor but may have a lot of equity in their homes. Nationally, nearly 90% of homeowners who take out a reverse mortgage do so with a line of credit. In Texas, however, the only options are a lump sum or monthly payments. There are several advantages in taking a reverse mortgage in the form of a line of credit, rather than a lump sum. The most significant is the fact that interest is only due when money is actually drawn from the credit line. This saves the homeowner substantial amounts of interest over the life of the loan when compared to a lump-sum payout. Reverse mortgages have been quite popular in Texas since the law was changed to allow them, but lenders say that the demand should increase substantially if lines of credit are allowed.



The Texas Legislature has recently approved a constitutional amendment that will allow lines of credit for reverse mortgages, and this amendment is expected to be on the ballot in Texas this fall. This bill is expected to pass easily, and once it does, Texas may become the leading state in the country for issuing reverse mortgages.

The credit crunch has forced many builders and developers to put new projects on Hold. That may change with the Fed cutting interest rates by a half a point.


The mortgage crisis stopped some companies in their new developments and others kept moving right ahead with exciting plans. Southern Land Company, based in Franklin, Tennessee is one such company. They are bringing together all of the principles in an old fashioned charrette to launch a new Historic development in Sugar Land, Texas.


Historic Developments don’t just happen. There is planning involved. A charrette is just that - a bringing together of all of those involved to brainstorm and determine how the project will take shape.

The development in Sugar Land Texas is the old Imperial Sugar Mill Company. An historic landmark that will take the old refinery and mill and turn it into a development featuring commercial, retail and residential components set in a neighborhood setting.

The charrette is an all week experience. It began on Sept 18. A web site goes live on Tuesday, Sept 19 that allows visitors to experience the activities. Included will be videos, stories, features and information about the site.
